Rental Agreement

TAHOE RIVER HOUSE VACATION RENTAL  AGREEMENT, RULES AND REGULATIONS

1. CHECK-IN TIME IS AFTER 4 P.M. PST AND CHECK-OUT IS 11 AM PST.
NO Early Check-in or late check-out.  Any early check-in or late check-out will be billed at $100.00 per hour or any portion thereof without prior written permission.  This is necessary for our cleaning crew time to prepare the rental unit for the next occupants. 

2. This is a NON SMOKING unit.

3. Pets (dogs) are permitted in rental unit with permission.  Additional deposit required.

4. We will not rent to vacationing students or singles under 25 years of age unless accompanied by an adult guardian or parent.  We do not rent to Weddings, Bachelor or Bachelorette parties.

5. DAMAGE/SECURITY DEPOSIT- A damage/security deposit of $700 ($1,000 with a dog) is required. This must be received to obtain access to the property.  The deposit automatically converts to a security/damage deposit upon access.  The deposit is NOT applied toward rent; however, it is fully refundable within (30) days of departure, provided the following provisions are met:

a. No damage is done to unit or its contents, beyond normal wear and tear.
b. No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay.
c. All debris, rubbish and discards are placed in dumpster, and soiled dishes are placed in the dishwasher and cleaned, kitchen counters, cabinets and appliances are cleaned and put away and no major cleaning or shampoo of carpets required.  We include general cleaning upon departure to include laundry of bedding, towels and kitchen towels, cleaning of all bathrooms, vacuum unit, dust unit, drain and sanitize hot tub and does not include major cleaning and shampoo of carpets.
d. All keys are left on the kitchen table or in the lock box and unit is left locked.
e. All charges accrued during the stay are paid prior to departure. 
f. No linens are lost or damaged.
g. NO Early check-in or late check-out.
h. The renter is not evicted by the owner (or representative of the owner), the local law enforcement.               i.  No loud noise or music after 10 PM                                                                                                                                                

j.  No excess use of propane.  We allow $20.00 per day.

k.  Supplies that are used during your stay are replaced.  

6. PAYMENT – An advance payment equal to 100% of the rental rate fees are required to hold your reservation. The advance payment will be applied toward the room rent. Please make payments in the form of traveler's checks, bank money orders, cashiers checks, VISA or MasterCard. The advance payment is not a damage deposit.

7. CANCELLATIONS – A sixty (60) day notice is required for cancellation for a full refund of the reservation fee.  All rental fees must be made at least thirty (30) days prior to arrival.  If the balance of the rental fee is not made at least thrity (30) days prior to arrival may result in the forfeiture of the reservation fee and loss of your reservation.  Cancellations or changes that result in a shortened stay, that are made within 30 days of the arrival date, forfeit the full advance payment of the rental fees. The damage/security deposit is refundable.  Cancellation or early departure does not warrant any refund of the rental fees.

8.  PETS ALLOWED - Pets (dogs) are permitted in rental unit with permission.  Additional deposit required.

9. MAXIMUM OCCUPANCY- The maximum number of guests per unit is limited to twelve (12) persons. Additional guests discovered  may result if the forfeiture of your deposit.

10. MINIMUM STAY - This property requires a two (2) night minimum stay. Longer minimum stays may be required during holiday periods. If a rental is taken for less than two days (or the minimum stay for the period), the guest will be charged the minimum stay for that period rate.

11. INCLUSIVE FEES – Rates include a one-time linen-towel setup and one time cleaning upon departure. Amenity fees are included in the rental rate.  Campfire fees addition, please inquire. 

12. NO DAILY MAID SERVICE – While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We suggest you bring beach towels. We do not permit towels or linens to be taken from the unit.

13. RATE CHANGES – Rates subject to change without notice.

14. FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check-in if discovered prior to accessing the unit.  

15. WRITTEN EXCEPTIONS – Any exceptions to the above mentioned policies must be approved in writing in advance.

16.  NO SMOKING WITHIN THE UNIT – This unit is a non-smoking unit. No exceptions. If smoking within the unit is discovered, an additional $250.00 cleaning charge with be made and due upon discovery.

17.  BAD WEATHER OR STORM POLICY – No refunds will be given.

18.  CAMPFIRES AND CHARCOAL BBQ - Campfires by request only (additional charge applies).  Observation of USFS and County fire restrictions applies.

19.  PARKING:  We provide guest parking for a maximum of four vehicles.  Do not park on the lawns or on the walkway.

20.  INJURIES ON THE PROPERTY:  The tenent and guest assumes all risks and responsibilities for injuries or losses that occure on the property. 

I hereby give permission to charge my credit card for the amounts above. I agree that all rental monies are non-refundable per cancellation policy above. By Signing Below, I agree to all terms and conditions of this agreement.
